Job Description
The Move Out Coordinator is part of the Central Operations Team in Costa Rica and supports the Move Outs function by ensuring residents' security deposits are reviewed and processed within state-required timelines. This role owns critical steps in the move-out cycle, including final ledger reconciliation, review of resident-responsible damages, final statement issuance, move-out dispute review, and cross-functional coordination. The position contributes to Amherst's operational goals by driving accuracy, compliance, consistency, and timely resolution throughout the move-out process.
Key Responsibilities
- Ensure residents' security deposits are reviewed and processed within state-required timelines.
- Process move-out functions accurately in accordance with department processes and procedures.
- Review resident lease pages for move-out-related information and requirements.
- Reconcile resident ledgers for accuracy before final statements are produced.
- Review inspection photos and compare them with repair bid items to determine resident-responsible damages.
- Adjust resident ledgers as needed in accordance with lease terms and approved procedures.
- Prepare and send final move-out statements.
- Evaluate move-out dispute work orders for validity and prepare timely responses.
- Update lease pages and work orders with move-out information.
- Prepare and maintain weekly reporting for move-out activity and timelines.
- Support other projects as assigned.
Job Requirements
Minimum Requirements:
- High school diploma or equivalent.
- Proficiency in Microsoft Excel and Outlook.
- Ability to perform repetitive tasks with a high degree of accuracy.
- Strong written and verbal communication skills in English.
- Ability to work in a fast-paced environment and manage ambiguity.
- For internal applicants, at least 1 year in the current role/position
Preferred Qualifications:
- Current student in Finance, Real Estate, Accounting, or a related field.
- Experience with Yardi or in property management.
- Familiarity with Salesforce or similar workflow systems.
