Title:  Business Analyst – Enterprise Real Estate (IBM TRIRIGA)
Location: 66 Wellington Street West, Toronto, Ontario (onsite 4 days a week)
Duration: 6 months

Job Description
In this role, you will support and evolve Client’s Enterprise Real Estate technology platform by applying strong, hands?on expertise in IBM TRIRIGA within a complex enterprise environment. You will act as a key bridge between Enterprise Real Estate stakeholders and technology delivery teams, translating business needs into well?defined functional requirements and ensuring solutions align with both strategic objectives and TRIRIGA best practices.
This role is best suited to a seasoned Business Analyst with deep experience working directly with TRIRIGA in a real estate capacity and the ability to operate effectively within large, matrixed organizations.

Key Responsibilities
  • Provide senior?level leadership, guidance, and advisory support in defining business needs and problem statements, ensuring alignment with Enterprise Real Estate strategic drivers and broader organizational objectives.
    Provide expert input on TRIRIGA best practices, ensuring solutions are scalable, supportable, and aligned with enterprise standards.
  • Lead a structured, disciplined business analysis approach to plan, elicit, analyze, document, communicate, and manage business requirements throughout the project lifecycle.
  • Apply a wide range of requirements elicitation techniques (e.g., workshops, interviews, process walkthroughs, document analysis) to probe, challenge, clarify, and validate requirements with business and technology stakeholders.
  • Identify, document, and validate current?state business processes, and collaborate with business and technology partners to design and document future?state processes and solutions leveraging IBM TRIRIGA best practices.
  • Act as a key liaison between Enterprise Real Estate stakeholders and technology delivery teams, ensuring clear understanding and translation of business needs into:
    • Functional and system requirements
    • Solution design inputs
    • Testing strategies and artifacts
  • Collaborate closely with technology partners, and stakeholders to provide recommendations that support effective solution design, configuration, and delivery within the TRIRIGA platform.
  • Ensure project issues, risks, and concerns related to requirements are proactively identified, clearly articulated, tracked, and resolved (including dependencies, assumptions, constraints, and scope considerations).
    Proactively identify and manage requirements?related risks and impacts, anticipating downstream effects on delivery, operations, and business readiness.
  • Contribute to quality assurance activities, including:
    • Supporting the development and review of test scenarios and test scripts
    • Participating in system testing and user acceptance testing (UAT)
    • Communicating defects, issues, and supporting resolution
    • Contribute to the development of project plans and high?level work breakdown structures (WBS), supporting estimation, milestone planning, and decision tracking.
    • Work independently with minimal supervision, while effectively managing priorities, timelines, and stakeholder expectations in a complex enterprise environment.

Required Qualifications & Experience
  • 2 years of experience as a Business Analyst working with IBM TRIRIGA
  • Strong, hands?on experience with IBM TRIRIGA in a real estate context (this is a core requirement).
  • Proven experience working with TRIRIGA modules, such as:
  • Capital Projects
  • Real Estate / Lease Administration
  • Facilities & Operations
  • Maintenance Management
  • Deep understanding of real estate and facilities business processes
  • Demonstrated ability to work with complex, cross?functional stakeholder groups and balance competing priorities.
    Strong experience producing clear, structured requirements and functional documentation suitable for enterprise delivery teams.
  • Excellent communication skills, with the ability to engage both business and technical audiences.
    Comfortable working in Agile or hybrid delivery models as well as working with JIRA/Confluence
